Urbanica Hotels' affiliate, Green Circle Development LLC, is bringing a new vision to Miami's Edgewater neighborhood with a proposed 35-story, mixed-use high-rise at 3200 Biscayne Boulevard. This ambitious project, designed by the acclaimed Miami-based Arquitectonica, encompasses 677,813 square feet of space, blending residential living with hotel accommodations in a striking 396-foot-tall structure.
Scheduled for review by Miami's Urban Development Review Board on March 20, the development plans include 110 residential units located on floors 24 to 33, with sizes ranging from 660 to 1,433 square feet, featuring one to three-bedroom layouts. Additionally, the tower will house 160 hotel rooms spread across floors 10 through 23, with room sizes mirroring those of the residential units and the largest hotel room spanning 1,009 square feet.
The proposal not only offers living spaces but also plans for 8,443 square feet of commercial space, enhancing the walkability and urban vibe of the Edgewater area. Notable amenities slated for the project include a ballroom and pre-function space on the second floor, and a comprehensive third-floor amenities deck with a gym, sauna, yoga room, coworking space, golf simulator, children's room, and dog spa. The ninth floor is set to feature a pool, bar, cigar/wine room, lounge, movie room, catering kitchen, and padel court, among other communal spaces.
The project, which aims to demolish existing structures on the nearly one-acre site to make way for the new development, also includes plans for 383 parking spaces across five levels, exceeding the minimum requirement by 30%. This development reflects the ongoing trend of multifamily and hotel expansion in Edgewater, contributing to the neighborhood's growing appeal as a vibrant, pedestrian-friendly community close to downtown Miami, Wynwood, and other key areas. Urbanica's existing presence in Miami Beach with two hotels underlines their ongoing investment in Miami's dynamic hospitality and residential market.
