Tidal Real Estate Partners has revealed new renderings and details for the tower it has been discreetly building at 1221 Grundy Street, on the northern edge of the Gulch behind Broadway. While the spotlight has been on Tidal's flashy 28-story Nashville Edition rising next door, this quieter sibling has plenty of its own pull.

The lower levels will hold 144 apartment-style, extended-stay hotel rooms under a boutique concept called The Hook, operating within Marriott's newer Apartments by Bonvoy brand. The pitch is a polished, all-suite stay with hotel-grade service and standardization, an upscale answer to the short-term-rental market that has long defined how visitors bed down in Music City. Tidal previewed the format with The Ann in Savannah, Georgia, and saw room for it in Nashville's booming tourism economy.

The top of the building leans into something rarer for downtown Nashville. Some 168 timeshare residences will crown the upper floors under Marriott Vacation Club, part of the brand's City Collection portfolio, which is increasingly bringing a model long associated with beach and mountain resorts into walkable urban cores. A rooftop amenity level tops it all with a pool and meeting space, while 15,000 square feet of ground-floor retail has been earmarked for an experiential entertainment tenant to activate the street.

The tower is one piece of a much larger ambition. Tidal, co-headquartered in Charleston and Palm Beach, has been steadily assembling an upscale, mixed-use neighborhood in this northern pocket of the Gulch, beginning with its 1111 Church apartments and their ground-floor Puttshack. Today, the 28-story Nashville Edition, with 282 hotel rooms and 84 condominiums, and this hotel-and-timeshare tower are rising simultaneously, with a fourth site nearby planned for another luxury residential tower.
