Fulton Market is about to get the most expensive condo sale in its history, and the tower holding it has not even topped out: a two-level penthouse at One Fulton Bond, the 23-story first tower of the two-tower Fulton Bond now rising at 1325 West Fulton Street, has just gone under contract off-market at an $8.5 million asking price, with four bedrooms, a 1,100-square-foot terrace, and three garage spaces spread across the 23rd and 24th floors. If it closes when the tower delivers in 2029, it will clear the $7.6 million record set by the penthouse at Embry.

Sulo Development is the team behind both towers, and it bought the nearly two-acre, block-long site between North Ada and North Elizabeth streets from Sterling Bay in October 2024 for $29.9 million.

The plan pairs One Fulton Bond, 23 stories with 60 residences, with Two Fulton Bond, 34 stories with 77 residences, and both are slated for delivery in 2029. One Fulton Bond is under construction now. Kohn Pedersen Fox designed the towers with ParkFowler Plus, and MAWD (March and White Design) is handling the interior architecture and the furnishings, while the sales gallery is around the corner at 231 North Ada Street.

KPF describes the towers as designed from the inside out, with the unit layout driving the shape of the buildings. Each residence will be organized around an inverted bay window, which reads on the outside as a brick arch, and the arches run double-height, hand-set at the podium and precast above, a nod to the former industrial buildings that once defined the district. Oversized loggias will give the homes outdoor rooms with skyline views, and inside, the plans call for generous primary suites, centralized kitchens and living rooms, and open floor plans. The two towers will share a podium holding the amenities and parking, with a small motor court between them. Publicly accessible pocket parks between the towers will bring the entries down to pedestrian scale.

More than 40,000 square feet of amenities will run through the towers, including a thermal suite with steam and sauna rooms, an outdoor pool deck, resident cocktail bars, a golf simulator, and an outdoor movie lawn. MAWD's lobby will have a fireplace, wood-clad walls, and marble archways, and a courtyard will sit just off the street. A bar and lounge will join a resident lounge designed to feel like a private members' club, and the gym will sit behind curved glazing.

The penthouse behind the number is unit T1-PH23A, with an address at 224 North Elizabeth Street, and it spans the 23rd and 24th floors of One Fulton Bond with four bedrooms and four and a half baths. MAWD describes the two-level penthouses as having soaring ceilings and skyline views, with a large window in the primary bath framing the city. The previous mark belongs to Sulo as well: the $7.6 million penthouse at Embry, 19 North May Street.

The block cleared the city's Plan Commission on January 20, 2025, the Committee on Zoning on February 19, 2025, and City Council on February 25, 2025, with approvals covering the full block for up to 243 residential units. The original plan had three towers, and Sulo revised it in 2026 to two, leaving open space on the western end of the site that could hold a future phase.
When the towers deliver in 2029, residents will walk in through the pocket parks between the two buildings, past a lobby with a fireplace and marble archways, and up to homes built around a bay window that pushes inward instead of out, with a loggia off the living room and the Chicago skyline beyond it.
