A massive dining and entertainment district is rising in Broomfield

Broomfield is officially entering its next chapter as construction advances on HiFi at FlatIron Crossing, a 25-acre mixed-use redevelopment that is transforming former parking lots into one of the most ambitious lifestyle districts in the Denver–Boulder corridor.

Located at FlatIron Crossing, HiFi is designed as an outdoor, walkable extension of the existing mall, introducing new restaurants, entertainment, public gathering spaces, and residential living into a single, integrated district. Phased openings are expected to begin in 2027.

A December 2025 leasing update confirmed the first group of restaurants coming to HiFi: Blue Sushi Sake Grill, Memoir – An American Grill, and Shake Shack. Memoir will mark its first Colorado location, Blue Sushi Sake Grill will debut in the north Denver metro, and Shake Shack will open its first outpost in Broomfield, anchoring the district’s initial food and beverage lineup.

Beyond dining, HiFi’s experience-driven focus is led by Pindustry, a roughly 34,000-square-foot entertainment concept featuring bowling, arcade games, live music, cocktails, and a rooftop SkyDeck overlooking the district. The venue is positioned as HiFi’s primary “eatertainment” anchor and is also slated to open in 2027.

Residential life will play a central role in the project with the addition of NOVEL HiFi, a 347-unit luxury apartment community now under construction within the district. The development integrates directly into HiFi’s streetscape, placing residents steps from restaurants, entertainment, and programmed outdoor spaces designed for concerts, fitness activations, and community events.

When complete, HiFi will add approximately 90,000 square feet of new retail, dining, and entertainment space to the FlatIron Crossing campus, complementing the enclosed mall rather than competing with it. The redevelopment represents a broader shift toward experience-led retail environments, where dining, social spaces, and daily life converge beyond traditional shopping hours.

With construction underway and leasing momentum building, HiFi is moving decisively from concept to reality — positioning FlatIron Crossing not just as a regional shopping destination, but as a fully realized lifestyle district designed for how people gather, dine, and live today.
