Miami Beach may be landing a new 38-story tower on Ocean Drive. The Savoy, designed by Arquitectonica, has been filed for 425 Ocean Drive under Florida's Live Local Act, stacking 90 condos, a 76-room hotel, and 60 workforce rentals on the site of the historic Savoy and Arlington hotels.

At 480 feet, the tower would rise over a South Beach strip known for its low-rise Art Deco and Mid-Century Modern buildings.
The condos would fill the tower and average 2,851 square feet. The plans also call for 257 parking spaces.

The workforce rentals would sit lower, inside the parking podium facing Ocean Drive. They would average 525 square feet, most of them one-bedrooms alongside studios, and would be reserved for renters earning at or below 120 percent of area median income for at least 30 years.

To make room, the entire Arlington and nearly all of the Savoy would come down. What stays is the Savoy's lobby and a small section of its facade along Ocean Drive. The application says "the entire architecturally significant Savoy lobby will be retained and restored intact," and the developer describes the street front of the new building as designed to match the scale of the two old hotels and sit in line with the preserved lobby and facade.
