A vast new private alpine world is taking shape in Utah as Powder Haven emerges as one of the most ambitious luxury ski communities ever created, blending private terrain, architecture, and wilderness across an extraordinary 12,000 acres in the Wasatch Range.

Backed by Netflix co-founder Reed Hastings, Powder Haven is designed as a limited private-ski enclave capped at just 650 families, positioning itself as a next-generation mountain destination built around exclusivity, nature, and long-term stewardship rather than traditional resort density. The community spans thousands of acres of alpine terrain, with large portions preserved as open space while private lifts, ski-in ski-out homes, and uncrowded powder runs form the core of the experience.

At full vision, Powder Haven integrates luxury real estate with a private mountain club lifestyle. Custom homesites—many ranging between two and five acres—offer direct access to private ski terrain, expansive mountain views, and architecture shaped by leading firms including CLB, Lloyd Architects, and Walker Warner.

The development emphasizes a balance between exclusivity and authenticity, with carefully managed terrain shared between private members and the broader public mountain to maintain a sense of scale without sacrificing solitude.

Beyond skiing, Powder Haven is building a year-round alpine ecosystem centered on wellness, recreation, and community. A new members’ clubhouse known as Arclodge is scheduled to open in 2028 following a 2025 groundbreaking, featuring a spa and bathhouse, fitness facilities, dining venues, family recreation, and gathering spaces designed to anchor the mountain lifestyle. Additional amenities include lakeside and mountain lodges, a future wellness center, and a growing network of outdoor recreation experiences extending far beyond winter.

Ski terrain continues to expand with new lift-served zones, including Davenport, a newly introduced section of advanced terrain spanning more than 1,000 acres of glades and powder runs on the mountain’s northeast face. Private lifts, uncrowded slopes, and preserved wilderness are central to the project’s identity, positioning Powder Haven as a modern answer to the growing demand for low-density, experience-driven mountain living.

As global demand rises for private clubs, branded residential ecosystems, and nature-anchored luxury destinations, Powder Haven represents a new model—one where architecture, landscape, and lifestyle converge to create a fully private mountain environment built for long-term legacy rather than seasonal tourism. With land, infrastructure, and residences steadily rolling out, the project is quietly reshaping what the future of alpine luxury living can become.
