Dynasty Financial Partners unveils new national HQ at St. Petersburg's new tallest tower, 400 Central

Downtown St. Petersburg is experiencing a major leap forward—both in skyline and stature. At the heart of the transformation is 400 Central, a 46-story mixed-use tower, and the tallest residential building on Florida’s Gulf Coast. Developed by Red Apple Group and now entering its final construction phase, the landmark project is drawing attention not only for its sweeping Gulf views and luxury residences but for its newest major tenant: Dynasty Financial Partners.
The wealth management firm has signed a 15-year lease to become the anchor corporate tenant of 400 Central, officially designating the tower as its new national headquarters. Slated for move-in by November 2026, the expansive new HQ will span multiple floors and include a private entrance, a rooftop terrace event space, and custom-designed amenities—solidifying Dynasty’s deepening roots in St. Pete’s fast-growing financial sector.
“This is a defining moment in our evolution,” said Shirl Penney, CEO of Dynasty. “We’re doubling down on St. Petersburg—not just as our home base, but as the core of our national network.”
Dynasty’s move marks a significant investment in both talent and infrastructure. The new office will accommodate more than 300 team members and feature a trading floor, training and meeting center, team lounge, and even apartments for visiting partners. It’s a space designed for collaboration, innovation, and long-term growth, underscoring Dynasty’s leadership in the RIA space—with more than $110 billion in client assets supported across over 500 advisors.
As the headquarters takes shape inside, work continues outside. Construction at 400 Central has reached the upper floors, with interiors up to the 30th floor now featuring European porcelain tile, spa-inspired bathrooms, and open-concept kitchens with gas cooktops and custom ITALKRAFT cabinetry. The seventh-floor amenity deck—anchored by a resort-style pool—is also nearing completion, offering future residents a luxurious private retreat in the heart of the city.
Residences at 400 Central range from one to four bedrooms, priced from the low $1 millions. Each home includes expansive wraparound terraces with panoramic views stretching from Tampa Bay to the Gulf. Combined with vibrant street-level retail and an office podium that blends into the city’s urban fabric, the development is redefining luxury living in St. Pete with a walkable, globally minded, yet deeply local approach.
Adding a symbolic touch to the building’s cultural presence, a bronze sculpture by local artist Mark Aeling will soon greet visitors at the main entrance. Commissioned by developer John Catsimatidis Sr., the piece honors Albert and Jane Vondersaar—his late in-laws and longtime St. Pete residents—and reinforces the tower’s personal ties to the community.
As both a residential icon and corporate anchor, 400 Central stands as a milestone project for St. Petersburg. With Dynasty’s national headquarters soon to rise within it, the tower represents more than vertical growth—it signals the city’s accelerating momentum as a hub for financial innovation, entrepreneurship, and high-rise living with heart.
