Miami International Airport (MIA) is entering a bold new era. Speaking on the Day in Miami podcast, Miami-Dade Aviation Director Ralph Cutié shared key timelines for a sweeping modernization plan that will reshape nearly every corner of the airport over the next six years. From expanded terminals to new hotel accommodations and parking facilities, the transformation is already underway—and on a tight timeline.

By 2031, every terminal at MIA is expected to be rebuilt or expanded. That includes a complete overhaul of the aging Central Terminal, much of which dates back nearly eight decades. Once completed, the terminals will be fully connected post-security, allowing passengers to move freely between gates without having to re-clear security—a major leap forward in convenience and connectivity.
Expected Timeline:
South Terminal / Concourse K Expansion: Target completion in 2029
Central Terminal Full Reconstruction: Construction slated to finish by 2031
North Terminal D60 Expansion: Target completion in 2031
Flamingo Garage Extension: Set to open in December 2025

In addition to the terminal work, a new Westin Hotel with approximately 500 rooms will be integrated into the airport campus. That hotel is expected to open in 2027, providing on-site lodging for travelers and crew.
Both new and existing parking garages will be wrapped in stainless steel artwork, adding a fresh visual identity to the airport’s exterior and setting a new tone for the gateway to Greater Miami.
With the entire project rolling out in phases and major components already in progress, MIA is poised to meet the demands of the next generation of travel with improved flow, upgraded facilities, and a much-needed design refresh.
