Fifty at First, a 913-foot Gensler office tower, is now on file for the corner directly across 1st Street from Salesforce Tower. The San Francisco Recovery Fund has filed formal plans with the Planning Department for the 56-story tower at 50 1st Street, at 1st and Mission in SoMa, facing Salesforce Tower and Salesforce Park. It also adds a potential second tower at 528 Mission Street holding a hotel and 156 apartments.

The plans call for about 1.74 million square feet in the office tower, 1.52 million of it office space, and a 44,250-square-foot basement garage. At the street, a four-story open-box lobby will wrap the entrance in nearly continuous full-height windows. Above it, the facade will be a pleated glass curtain wall laid over a diagonal lattice of aluminum panels. Tenant amenities will be centralized on two floors, the fifth and the 40th, each with indoor space and an outdoor terrace and joined by a sky lobby. The estimated construction cost is about $600 million, before development costs.

The second phase at 528 Mission Street would be a 605-foot tower rising 54 floors above its base, with about 636,100 square feet split between a hotel and homes. The hotel will take about 255,350 square feet and 169 guest rooms, with a roughly 2,000-square-foot restaurant at the base. The residential side will run about 378,720 square feet and 156 market-rate apartments: 42 one-bedrooms, 83 two-bedrooms, and 31 three-bedrooms. At full build-out, the complex will hold 385 car spaces and 504 bicycle spaces.

Field Operations is handling the landscape around the base of the office tower. The plans show a pocket park along Mission Street, landscaped planters, and a corner café at 1st and Stevenson, threading public open space through the block. Magnusson Klemencic Associates is the structural engineer and MEYERS+ the mechanical, electrical, and plumbing engineer. BXP is advising on development, leasing, and marketing, JLL is the exclusive office leasing agent, and SFMOMA is consulting on the art program.

Salesforce Tower, the tallest in the city, stands across 1st Street with Salesforce Park beside it. The Oceanwide Center block facing it sat open after that project stalled, until the fund's purchase this year. A few blocks away in Transbay, Hines's Rosewood San Francisco at Parcel F, a 61-story hotel and residential tower by Pelli Clarke & Partners, the architects of Salesforce Tower, is on the board with 165 residences. At the Jackson Square edge of the Financial District, Related California and McCourt Partners' 530 Sansome, an SOM-designed office and hotel tower, is approved and expected to deliver in 2030.
