Kempinski Hotels unveils its U.S. debut with Miami-branded residences

Kempinski Hotels is officially entered the U.S. market for the first time with Kempinski Residences Miami Design District, marking the oldest European luxury hotel brand’s American debut.

Developed by DaGrosa Capital Development Partners, the two-tower project introduces Kempinski’s hospitality-driven service model to a full-time residential setting at the gateway to Miami’s Design District along Biscayne Boulevard. The development will feature 132 private residences across two 20-story towers, complemented by six townhomes and 17 guest suites exclusively available to residents.
Architecture is led by Arquitectonica, with interiors by Rockwell Group and landscape design by Enea—a design team selected to reflect the Design District’s emphasis on materiality, form, and urban integration. Residences will span two- to four-bedroom layouts ranging from approximately 2,100 to 3,100 square feet, with expansive terraces bringing views of Biscayne Bay and the Downtown Miami skyline into daily life.

Beyond the significance of Kempinski’s U.S. arrival, the project reinforces Miami’s growing position as the global epicenter of branded residential development. According to Knight Frank’s 2025–2026 Branded Residences Report, the sector has expanded from just 169 developments worldwide in 2011 to more than 600 today, with over 1,000 branded residential projects expected globally by 2030—many of them concentrated in South Florida.

Kempinski Group will oversee day-to-day residential services, extending its 150-year European hospitality legacy into a service-forward living experience tailored to Miami’s urban luxury market.
Amenities will be shared across both towers via an elevated third-floor bridge and include a comprehensive wellness program with spa and recovery facilities, a lap pool, fitness and outdoor training areas, alongside social spaces such as a signature restaurant, dining salons, a screening room, wine lounge, and golf and Formula 1 simulators. Family-oriented amenities, landscaped grounds, and EV infrastructure round out the offering.
Sales are led by ISG World, with the on-site sales gallery located at 455 NE 38th Street. Completion is currently slated for Q4 2029.
