Kolter Group plans twin 20-story towers near the Miami Design District

Kolter Group is pushing forward with an ambitious residential development at the crossroads of the Miami Design District and Edgewater, with plans for two 20-story towers spanning a full city block from 3801 to 3883 Biscayne Boulevard and NE 39th Street.

Designed by Arquitectonica, the development brings a bold architectural vision to one of Miami’s most dynamic neighborhoods. Both towers are envisioned as sleek glass structures that rise above lush, landscaped podiums. Each building includes ground-floor retail, double-height lobbies, tropical pool decks, and rooftop silhouettes shaped by dramatic curved vertical planes—a signature design feature that runs the height of the towers, dividing expansive wraparound terraces and culminating in sculptural rooftop forms.

Across the two towers, Kolter proposes a total of 164 residential units, two lodging units, nearly 9,000 square feet of retail, and 374 parking spaces. One-bedrooms are expected to start at over 700 square feet and penthouses topping out at over 7,000 square feet. All residences are designed with three exposures, providing natural light throughout the day and sweeping views of the city, bay, and surrounding neighborhoods.

The eastern tower at 3801 Biscayne will include 85 units, while the western tower at 3883 Biscayne will feature 79. Both will include third-floor amenity decks with pools and tropical gardens perched above the parking garage.

The project marks another major step in the evolution of the Biscayne corridor, bringing vertical density and architectural ambition to a site that bridges two of Miami’s most desirable neighborhoods.
