Downtown Tampa is gearing up for a major entertainment expansion, with plans unveiled for a new live-music district anchored by a 3,500-seat performance venue directly across from Benchmark International Arena.

Strategic Property Partners has announced a privately financed entertainment district planned for a vacant parcel along Channelside Drive, positioned as a natural extension of Water Street Tampa and the energy surrounding the arena. The project is designed to strengthen downtown’s role as a regional hub for concerts, events, dining, and nightlife—while filling a long-standing gap in Tampa’s live-music ecosystem.

At the heart of the district is a 3,500-seat music and performance venue aimed at rising and mid-tier touring artists, offering an intimate scale that doesn’t currently exist downtown. The venue is expected to serve as a stepping stone between smaller clubs and major arenas, giving fans access to more frequent shows and a wider range of artists—without leaving the urban core.
Surrounding the venue, plans call for a 250-room hotel with indoor and outdoor amenities, approximately 100,000 square feet of retail, dining, and entertainment space, and more than 1,000 parking spaces to support year-round activity. The district’s location places it within walking distance of the Riverwalk, the Convention Center, nearby hotels, and surrounding neighborhoods, reinforcing Water Street Tampa’s fully connected, walkable layout.

Strategic Property Partners plans to partner with Vinik Sports Group to manage the new venue, expanding the group’s role in shaping Tampa’s live events landscape. Together, the teams aim to extend the energy of Ford Thunder Alley across Channelside Drive, creating an all-day destination that blends concerts, food, hospitality, and public gathering spaces.
City leaders see the project as another step in Tampa’s evolution into a nationally competitive entertainment destination, particularly as downtown continues to attract major events, conventions, and visitors year-round.

Groundbreaking is currently targeted for 2027, positioning the district as the next major chapter in Water Street Tampa’s long-term buildout—and a significant upgrade to how Tampa experiences live music downtown.
