Miami Design Residences Designed by Chipperfield unveiled in the Miami Design District

A landmark residential and hotel development has just been unveiled for the heart of the Design District, introducing the Pritzker Prize-winning architect's first foray in the Sunshine State


Known as Miami Design Residences Designed by Chipperfield, the project brings 143 residences and a luxury hotel to nearly two acres at the intersection of NE 39th Street and North Miami Avenue—steps from the district’s galleries, fashion houses, and cultural anchors.

The project is led by Raycliff Capital in partnership with Fort Partners, Miami Design District Associates, and Constellation Hotels Holding, uniting the forces behind destinations like The Surf Club with the team that shaped the Design District itself. It also marks the only Florida project currently underway by Pritzker Prize–winning architect David Chipperfield, whose global portfolio includes the Neues Museum in Berlin and Turner Contemporary in the UK.


The development will rise as two towers: a 25-story residential building and a 12-story hotel tower connected by a shared podium. Together, they will total more than 600,000 square feet, with 143 condominiums, 85 hotel rooms, 20 hotel-branded residences, and over 55,000 square feet of commercial space. The residential tower will feature a rooftop pool deck, while the hotel tower will offer its own elevated pool experience, with shared amenities integrated into the connecting levels between both buildings.



Homes will range from approximately 900 to nearly 3,000 square feet, designed with Chipperfield’s signature restraint and precision. The architecture is defined by bespoke ceramic exterior columns designed to interact with Miami’s light, expansive floor-to-ceiling glass, and refined material palettes throughout—bringing a museum-grade design sensibility into daily living.


Retail at the base will be curated in collaboration with Dacra, the group behind the district’s luxury tenant mix, ensuring the ground floor extends the Design District’s identity rather than diluting it. Existing low-rise structures on the site will be replaced to make way for the project.


Sales and marketing are being led by Corcoran Sunshine, with a dedicated sales gallery opening in the Design District ahead of a February launch.
