Miami's skyline is set to be transformed with the construction of the Waldorf Astoria Hotel & Residences, a 100-story supertall skyscraper at 300 Biscayne Boulevard in downtown Miami. This landmark project, valued at $426 million, is designed by Sieger Suarez Architects and Carlos Ott and developed by Property Markets Group, Greybrook Realty Partners, Mohari Hospitality, S2 Development, and Hilton.
The building, featuring a unique design of nine stacked offset glass cubes, will be Miami's and Florida's first supertall structure, standing at an FAA-approved height of 1,038 feet above ground.
The development, which broke ground in late 2022, encompasses a 7,500 square-foot site at 249 Northeast 3rd Street, part of a larger 1-acre assemblage. The project has been granted an FAA permit extension, setting the building permits' expiration date to November 9, 2024.
The construction includes a multifaceted mix of spaces: professional offices and financial institutions across 61,771 square feet, retail spaces including supermarkets and clothing stores covering 15,013 square feet, a restaurant area spanning 5,284 square feet, 375 residential condo units over 1,067,777 square feet, and a multi-floor parking garage of 212,803 square feet. The hotel component itself will occupy 431,776 square feet for 205 rooms.
The project is supported by a team of experienced contractors and engineers. John Moriarty & Associates is the general contractor, with Keller North America, Inc. handling site work and excavation, and CHM Structural Engineers, MG Engineering, and GRAEF serving as structural, MEP, and civil engineers, respectively. EGS2 is the landscape architect, BAMO is managing interiors, and Power Design, Inc. is responsible for electrical work. MTCI Private Provider is the permit expeditor. This ambitious project is a significant step forward in Miami's real estate development and architectural innovation.
