Nashville’s first wellness-focused community, The Lanes, unveiled between Germantown and The Nations

A new chapter in North Nashville is unfolding with The Lanes—a thoughtfully planned, wellness-driven residential community that marks a significant milestone in the city’s development story. Located on a 12-acre site between Germantown and The Nations, the project is backed by a $95 million investment and is being brought to life by local developers Edward Tinsley, Jared Bradley, and Eric Russell.

Set at 2500 West Heiman Street, The Lanes features 154 design-led homes starting in the high $600,000s. Infrastructure is already in place, and the first move-ins are expected by September 2025.

The site is just minutes from key Nashville neighborhoods, offering both a sense of retreat and quick access to The Gulch, West End, and Downtown. Redeavor is leading the sales and marketing efforts, with model residences and a full sales gallery coming soon.

At the heart of The Lanes is a commitment to healthy, connected living. Plans include a fitness studio equipped with saunas and cold plunges, a resort-style pool deck, expansive green spaces, and a central gathering hub known as the Community Haus. A lifestyle coordinator will oversee year-round programming—from yoga sessions and cooking classes to seasonal events and outdoor fitness. The development also connects to 1,000 feet of Metro Greenway, enhancing pedestrian access and recreation options.

In a first-of-its-kind collaboration, renowned firm Murphy Maude Interiors has curated four aesthetic packages across eight floorplans. Known for its work on luxury custom homes, the firm is bringing its high-touch, material-conscious approach to a broader audience at The Lanes. The packages—Modern Rustic, Holistic Earthen, Natural Transition, and Mid-Century Organic—emphasize natural textures and intentional design that supports wellbeing.

Beyond its modern features, The Lanes pays tribute to the area’s history and culture. The name nods to Pinnacle Lanes, a beloved local bowling alley once located on the property, while street names like Rudolph Landing and Edith Circle honor trailblazing TSU athletes Wilma Rudolph and Edith McGuire Duvall. The site’s proximity to Tennessee State University, Fisk University, and Meharry Medical College adds another layer of connection to North Nashville’s educational and cultural heritage.

Construction on shared amenities begins this August, with sales now underway. For those seeking a wellness-first lifestyle within reach of Nashville’s core, The Lanes offers a new kind of neighborhood—one where health, design, and community come together.
