Florida East Coast Realty, a prominent real estate developer, recently initiated the process to dismantle a 19-story building located at 100 South Biscayne Boulevard in Downtown Miami. This move is a significant step toward the construction of the much-anticipated One Bayfront Plaza, a proposed 92-story skyscraper. The project is designed by the renowned architectural firm Kohn Pedersen Fox, with ODP Architecture & Design serving as the architect of record.
The demolition application, submitted on November 15, focuses on removing 535,000 square feet of the existing structure at an estimated cost of $2.4 million. B2 Group is managing the demolition, with Jerome Hollo of Florida East Coast Realty as the primary contact.
County records reveal that the interior demolition of the current building, a 19-story edifice dating back to 1958, commenced earlier in the year. This phase, handled by B2 Group, involves stripping approximately 278,000 square feet of the interior at a cost of $400,000.
The ambitious One Bayfront Plaza is poised to redefine Miami's skyline as a "global landmark" and is set to be the city's tallest building. The Federal Aviation Administration (FAA) has approved a height of 1,049 feet above sea level for the skyscraper. Although initial renderings were released in 2022, the final design is still subject to potential modifications.
This mixed-use development will feature Class AAA office spaces, a luxury convention hotel, high-end residences, a premium retail mall, and a parking garage. Spanning over 3 million square feet, the project underscores Florida East Coast Realty's commitment to transforming Miami's architectural landscape. The developer, known for completing the Panorama Tower, Miami's current tallest building, in 2018, recently sold a property at 1201 Brickell Bay Drive to Citadel for $363 million, highlighting their significant role in the city's real estate sector.
