One Eighty Ocean has broken ground at 180 Ocean Avenue on the Long Branch beachfront. Kushner Companies is building a boutique condominium of 39 residences on the site, every one of them facing the Atlantic Ocean directly, less than a quarter-mile from the restaurants, shops and hotels of Pier Village, with the sales gallery already open at 15 Morris Avenue.

The homes will run from two to four bedrooms, with floor-to-ceiling glass and ceiling heights reaching up to 10 feet, 6 inches. Public records describe a stepped façade, each floor set back from the one below, so that every residence will open onto its own private terrace with an unobstructed line to the water. The developer calls those terraces among the largest along the Atlantic. On select homes they will carry outdoor kitchens, plunge spas and firepits.

Living and dining areas are drawn oversized for everyday living and entertaining. White oak flooring, custom millwork and curated stone will run through the homes, and the kitchens will pair custom cabinetry with integrated Wolf, Sub-Zero and Cove appliances, including oversized refrigerator-freezers, gas ranges and wine storage.

Primary bathrooms will get stone finishes, Waterworks fixtures, glass-enclosed showers and soaking tubs. Each residence will come with smart keyless entry and pre-wiring for home automation, including Lutron lighting and HVAC controls.

Three levels of private amenities will cover wellness, fitness, recreation, and social space. An oceanfront pool deck will hold a swimming pool, hot tub and cold plunge ringed by cabanas, loungers, fire pits and landscaped gathering areas, plus an outdoor cinema. A wellness suite will offer private treatment rooms, a hydrotherapy shower, a sauna and a steam room, beside an ocean-facing fitness center and a yoga and movement studio.

Indoors, residents will have a great room with a salon, bar and billiards, a resident lounge, a card room, a screening room and a children's playroom. On the roof, the Sky Terrace will add an outdoor kitchen, dining pavilions, lounge seating and fire features looking out over the Atlantic.

Day to day, the building will run on a concierge, secure package management, bicycle storage and a pet spa. Arrivals will pass through a landscaped porte cochère into an attended double-height lobby furnished with custom pieces, warm stone and curated artwork, with an intimate library lounge off to the side.

The site sits on Ocean Avenue, a short walk from Pier Village, and the developer is positioning it as its own distinct oceanfront address rather than an extension of the village. The pitch is aimed at a specific buyer: someone who wants the space and privacy of a substantial home with the convenience and services of condominium living, whether as a primary residence or a second home at the Jersey Shore.
