Prosper Group, Forte Development submit plans for 80-story mixed-use tower

A striking new high-rise is taking shape in Brickell, as Prosper Group and Forte Development file a pre-application to bring an 80-story mixed-use tower to 1040 South Miami Avenue. Rising 945 feet, the sculptural exoskeleton hourglass-shaped tower is being proposed under Miami-Dade County’s Rapid Transit Zone (RTZ), which allows for streamlined approvals due to its proximity—just one block—to the Brickell Metromover station.

The project would rise 945 feet and include a branded mix of 250 condominium residences, 48 condo-hotel units, 100 hotel rooms, and a wellness-focused amenity program aimed at redefining vertical urban living.



This high-rise marks Prosper Group’s first development in South Florida and follows its involvement in the $600 million Ora Hotel and Residences in Tampa. The Brickell tower—designed by Hollywood-based ODP Architecture & Design—will also feature 1,900 square feet of restaurant space and 322 parking spaces, totaling more than 1 million square feet of gross floor area.

Led by Jay Roberts and Marius Fortelni, Prosper and Forte aim to create what Roberts calls “the healthiest building in Miami.” Amenities are set to include cold plunges, infrared saunas, red light therapy, on-demand IV infusions, and a state-of-the-art fitness facility—part of a broader push toward lifestyle branding and wellness integration across the tower’s offerings.

The site lies within the RTZ Metromover Subzone, allowing the development to bypass standard City of Miami zoning in favor of a streamlined county-level review. Just one block from the Brickell Metromover station, the tower’s location reinforces the growing trend of transit-connected, high-density living in the urban core.
