Tampa's west riverbank, long overshadowed by the city's east-side downtown core, is about to gain its most ambitious residential district yet. On Wednesday, June 17, Related Group breaks ground on Manor Riverwalk District, the 369-unit lead tower opening the first phase of a six-acre, roughly $1 billion master plan that will reshape the west bank of the Hillsborough River.

Designed by Arquitectonica with interiors by ID & Design International, the 24-story Phase 1 tower delivers 369 luxury residences at 101 S. Parker Street. The building rises just south of Related's earlier Manor Riverwalk project — since rebranded Arabelle Riverwalk — on the former Tampa Tribune site, with the new tower sitting directly across from the Rivergate Tower locally known as the Beer Can Building.

The amenity program centers on a nearly half-acre elevated outdoor deck — one of the largest private outdoor amenity offerings in the Tampa Bay multifamily market. Inside, the wellness program sets a new bar for Tampa multifamily with nearly 3,000 square feet dedicated to fitness and recovery, anchored by a 750-square-foot recovery suite with infrared sauna, cold plunge, and spa-caliber treatment room.

At street level, the project reimagines South Parker Street as a woonerf — a pedestrian-priority shared street designed for walking, dining, and retail rather than through traffic. The reworked street activates approximately 18,000 square feet of ground-floor retail and creates a continuous pedestrian connection between downtown Tampa, Hyde Park, the University of Tampa, and the Tampa Riverwalk. As part of its agreement with the city, Related has committed to expanding and enhancing the West Riverwalk in tandem.

Phase 1 opens a much larger vision. The six-acre, four-parcel assemblage will ultimately carry five buildings and more than 1,000 residences across market-rate rentals, for-sale condominiums, and a boutique residential building, alongside street-level retail, a parking structure with more than 800 spaces, up to ten boat slips, a kayak launch, and a Riverwalk underpass that ties the district into the broader West Riverwalk Expansion.

Related Group has been active in Tampa for more than a decade, calling the market its second-most important after South Florida. The firm has delivered more than 2,000 units across the city to date, with prior projects including Icon Harbour Island, Town Westshore, and its West River redevelopment work alongside the Tampa Housing Authority. The Riverwalk District represents Related's most ambitious local commitment to date.

Wednesday's groundbreaking with Tampa Mayor Jane Castor anchors a stretch of riverfront that has lately become one of Florida's hottest development corridors — neighboring projects on or near the Riverwalk include the Pendry Tampa, ONE Tampa, and the continued buildout of Water Street Tampa across the river. Manor Riverwalk District opens the chapter on the west side of the bank.
