The evolving Brickell skyline will soon welcome1 Southside Park development reaching 780 feet above sea level. After a recent foundation pour, recently revised plans now reflect a 67-story structure with an increased emphasis on open space and commercial development, led by JDS with ODP Architecture and Design as the Architect of Record. SHoP Architects is the design architect.
The revised plans for 1 Southside Park reveal a significant shift in the allocation of space. Notably, the residential component will see a reduction of 185 units, bringing the total down to 1,010. In contrast, the commercial aspect of the project will increase by 23%, offering a substantial 142,129 square feet for business. Office space will see a minor reduction of 7%, settling at 153,070 square feet.
While the hotel maintains its 200-unit capacity, individual room sizes will be slightly smaller. Parking provisions have also been adjusted, with a 12% reduction resulting in 881 available spaces. Finally, the governmental allocation demonstrates a considerable expansion of 21%, reaching 38,582 square feet.
Notably, the project's overall floor area will decrease by 43,453 square feet, aligning with a 6% increase in lot coverage. This transformation indicates a strategic response to the evolving needs and demands of the area, potentially favoring a more integrated approach to urban living and commercial activity.
