Shoma Group plans Ponce 8, Coral Gables’ first Live Local project

A 16-story tower from SHOMA Group is rising near Coral Gables' historic Douglas Entrance, marking the city's first development under Florida's Live Local Act. The mixed-use project, designed by PPKS Architects, sits strategically between Ponce de Leon Boulevard and Douglas Road along Tamiami Trail, introducing affordable housing options to one of Miami's most exclusive neighborhoods.
The Mediterranean-inspired building takes cues from local landmarks including the Biltmore Hotel and Colonnade Building, featuring arched openings, detailed facades, and a grand public loggia along 8th Street. Plans call for over 18,000 square feet of retail, dining, and office space at street level, while a sixth-floor amenity deck will offer resort-style pool areas, a clubhouse, and co-working spaces. Upper floors promise panoramic views stretching from Downtown Coral Gables to Western Miami-Dade.
The development leverages existing MX3 zoning and incentives through the Live Local Act, while also pursuing Mediterranean Bonus approval under the city's updated code. This regulatory framework allows the tower to reach its full 16-story height while incorporating workforce housing units—a first for new construction along this prominent corridor.
The project signals a shift in Coral Gables' approach to mixed-income development, with SHOMA Group positioning the tower as a model for future growth that maintains the area's architectural character while expanding housing accessibility.
