The Miami Design District is about to gain a new architectural signature, and this time it comes wrapped in a veil. Sweetbird North, a landmark office and retail building designed by the Oslo- and New York–based studio Snøhetta, has just been unveiled to rise on the western edge of the neighborhood, pushing one of the country's most design-obsessed districts further into its next chapter.

Conceived as a new focal point for the district, the eight-story building is defined by a series of layered, "veiled" volumes that shift between transparency and opacity. A finely calibrated mesh facade wraps the structure, filtering Miami's light while offering glimpses of the activity and planted terraces within. Throughout the day the surface transforms with the changing sun, giving the building a luminous, ever-evolving quality that few workplaces can claim.

At street level, roughly 22,500 square feet of retail will activate the sidewalk across the ground and second floors, extending the district's pedestrian energy. Above, more than 92,000 square feet of office space spreads across floors three through eight, with flexible, high-end floor plates aimed at creative, luxury and cultural tenants. Curved terraces and integrated planting thread greenery and calm through the upper levels, an antidote to the conventional office tower.

The 120,500-square-foot project sits on a compact 17,000-square-foot site and is being developed by Miami Design District Associates, the Craig Robins–led entity behind the neighborhood's transformation, in partnership with Raycliff Capital. Nathan McRae, a director at Snøhetta, framed the commission as a chance to add a distinctive new contribution to a neighborhood long defined by its commitment to design, while Raycliff founding partner Bippy Siegal called Sweetbird North a premier workspace within a world-class cultural destination.

The building lands as the Design District continues its westward expansion, a stretch that also includes the upcoming Miami Design Residences by Fouquet's from Pritzker Prize–winning architect David Chipperfield and Jean-Georges Miami Tropic Residences.

Construction is expected to begin this summer, with completion anticipated in early 2028.
