South Carolina's first Four Seasons Hotel just unveiled in Charleston

A new chapter in Charleston’s luxury landscape is underway as Four Seasons prepares to debut its first-ever property in South Carolina. Slated to open in 2028, Four Seasons Hotel and Residences Charleston will rise along Meeting Street in the heart of the city’s historic district—just steps from King Street, the Charleston City Market, and the Gibbes Museum of Art.

Developed by Tampa-based Strategic Property Partners, the eight-story project will bring 139 luxury guest rooms and 36 private residences to one of America’s most celebrated cities. Once home to a Days Inn, the 1.9-acre site will be fully reimagined with design that reflects Charleston’s architectural heritage while delivering the world-class experience Four Seasons is known for.
The branded residences—ranging from 2,000 to 3,700 square feet—will offer two to five bedrooms and include expansive floorplans, outdoor terraces or balconies, and refined interiors designed by Morris Adjmi Architects. Pricing starts at $5 million. Residents will also enjoy dedicated services including private entrances, in-residence dining, housekeeping, and concierge support.

The hotel’s interiors are being led by Lark Design Studios, with landscape architecture by Hollander Design. Renderings show a blend of deep-set windows, shaded arcades, and understated elegance that complements the surrounding neighborhood.
On the hospitality side, the Four Seasons Charleston will introduce four new restaurants and bars to the city, plus a full-service spa with hydro-thermal features, a state-of-the-art fitness center, and an outdoor pool with private cabanas. Approximately 7,000 square feet of indoor and outdoor event space is also planned, adding a new level of flexibility for gatherings and celebrations in the city.

For Charleston, which was named Travel + Leisure’s Best City in the U.S. in 2024, this project marks a significant milestone. While the city is known for its independent boutique hotels and historic inns, the arrival of a major global luxury brand signals growing demand for elevated offerings. According to Strategic Property Partners CEO Josh Taube, the development will “enhance the hospitality and lifestyle experiences for all,” while staying true to Charleston’s character and charm.
With construction underway and a target completion date in 2028, Four Seasons Hotel and Residences Charleston is poised to become a new cornerstone of Southern hospitality—and one of the most anticipated openings in the region.
