Related Ross and South Flagler House in West Palm Beach celebrates top-off

South Flagler House has officially topped out after just 18 months since the celebration of breaking ground—marking a defining moment for one of West Palm Beach’s most anticipated luxury residential projects. The announcement comes just one year after vertical construction began at 1355 South Flagler Drive, celebrated with an intimate ceremony attended by Related Ross leadership, top brokers, project partners, and local officials.

Designed by Robert A.M. Stern Architects—with interiors by Pembrooke & Ives—South Flagler House is the firm’s first luxury residential tower in South Florida to reach its top milestone. The development will feature 105 two- to five-bedroom homes across the North and South Towers, all set on a prime waterfront site overlooking Palm Beach Island and the Atlantic Ocean. First move-ins are currently expected in 2027.

The project’s amenity program spans more than 50,000 square feet and is crafted around wellness, hospitality, and elevated coastal living. Highlights include a resort-style pool deck, full-service fitness and spa facilities, three culinary concepts with private dining spaces, an indoor pickleball court, a theater, a children’s and teens’ STEM room, a card room and library, and concierge-driven services tailored to residents.

“With a tremendous buyer response to date, South Flagler House brings us one step closer to delivering one of the most anticipated new developments in South Florida,” said Bryan Cho, Executive Vice President of Related Ross. Paul Whalen, Partner at Robert A.M. Stern Architects, noted that the design “draws inspiration from the architectural heritage of Palm Beach while establishing a new benchmark for classical design and modern living in West Palm Beach.”

Sales are being led by Adam McPherson, Senior Vice President of Residential Sales at Related Ross, alongside Suzanne Frisbie of The Corcoran Group and Corcoran Sunshine Marketing Group.
