Tallest skyscraper ever unveiled on Sunny Isles Beach

A joint venture led by Related Group, Dezer Development, and BH Group is seeking approval for a 62-story, 820-foot oceanfront tower at 19051 Collins Avenue—set to become the tallest building ever proposed in the city and the tallest structure outside of Miami. Designed by Cohen Freedman Encinosa with landscape architecture by Enea, the ultra-luxury project would replace the aging Miami Beach Club condominium complex.

Plans call for just 145 residences across 62 floors—an intentionally low density for a building of this scale. Homes range from expansive three-bedroom layouts to four-, five-, and six-bedroom residences, capped by two full-floor penthouses of roughly 9,000 square feet each. To achieve this vision, the developers are seeking increased density through transfer of development rights and public-benefit contributions, bringing the site to 73 units per acre.

Amenities are designed to rival the world’s most exclusive residential towers. Outdoor spaces include a raised pool deck, sculpture garden, water features, and a padel court, while the ocean-facing “sunrise” amenities feature a lap pool, spa terraces, cabanas, and direct beach access. A private restaurant is planned within the podium, along with 298 parking spaces served by an elevated arrival drive—a signature Sunny Isles layout.

Architectural elevations show a slender, glass-dominant tower rising to 818 feet, or 820 feet including aircraft warning lights. Residences will feature 12-foot ceilings, floor-to-ceiling glass, and transparent railings, giving the building a light, vertical profile designed to preserve spacing from neighboring towers while maximizing ocean views.

The project carries an estimated construction cost of $294 million, with completion targeted for December 2031.
