Tampa Bay has officially landed its first-ever Viceroy-branded residences, introducing a new level of fully serviced beachfront living to Florida’s Gulf Coast.

Set along a private crescent of Clearwater Beach, Viceroy Residences Clearwater Beach marks a major milestone for the region, delivering the first luxury beachfront condominium offering of its kind in decades and the first presence of Viceroy Hotels & Resorts on Florida’s west coast. The project features just 86 fully finished residences across two nine-story towers, bringing a more intimate, ownership-focused alternative to traditional resort living in the Tampa Bay market.

Developed by BH3 Management and U.S. Development, the property introduces a hospitality-driven model where residents receive the services of a five-star hotel without the presence of a hotel itself. A dedicated Experience Manager oversees daily life, coordinating everything from private dining and beach setups to in-residence services like housekeeping, provisioning, and transportation, all managed through a seamless digital platform.

The development spans more than 25,000 square feet of amenities anchored by a private 270-foot stretch of beach, with a residents-only restaurant, spa with hot and cold plunge pools, fitness center, and multiple indoor-outdoor social spaces designed to capture Gulf-facing sunsets. Additional programming includes curated events, chef-led experiences, and wellness offerings that extend beyond traditional condominium living.

Architecture by Randall Stofft Architects shapes the project’s two-tower design, balancing modern coastal lines with expansive glass and deep terraces. Residences range from two to five bedrooms, with sizes spanning approximately 2,078 to over 3,400 square feet, while a limited collection of penthouses exceeds 6,000 square feet.

Interiors by Steven G incorporate Italian porcelain finishes, custom kitchens with Sub-Zero and Wolf appliances, and spa-inspired bathrooms designed to mirror the surrounding coastal setting.

Positioned between Tampa and St. Petersburg, the residences place owners within reach of major cultural institutions, dining, and waterfront experiences across the broader Tampa Bay region, while maintaining a more private, residential atmosphere directly on the Gulf.
