Terra and Lion Development Group have unveiled plans for Midtown 1, a new 48-story luxury condominium tower in Midtown Miami. Located at 3501 N.E. First Ave., the development was initiated after the partnership, Midtown 1 Investments LLC, purchased the site for $40.6 million in 2023.

The proposed tower will encompass 606,856 square feet, featuring 400 residential units, 27,658 square feet of retail space, and 498 parking spaces. Units will vary in size, with standard options ranging from 868 to 2,200 square feet and a grand 14,471-square-foot penthouse crowning the structure.

The project, situated at the intersection of the Miami Design District and Midtown, aims to attract residents seeking proximity to elite shopping, dining, and cultural experiences, just minutes from Miami Beach. David Martin of Terra highlighted that the condo will blend luxurious living with significant green infrastructure elements designed by Arquitectonica and Yabu Pushelberg, enhancing the community’s environment.
Plans include an array of amenities distributed throughout the building: a rainforest garden on the second floor, library and sculpture gardens, a healing garden, and dual pool decks, one featuring an outdoor amphitheater. These amenities start from the ninth floor upwards, ensuring privacy and exclusive views for residents. Construction is anticipated to begin in 2025, with Iris Escarra, a local attorney, representing the developers in their application. This development is part of Miami's broader luxury condo boom, driven by an influx of affluent residents to the city.
