The former Twin City Mall retail center located in North Palm Beach is set to be redeveloped into Village Place, a mixed-use community

The former Twin City Mall in South Florida, a long-standing retail center since 1971, is poised for a significant transformation. The proposed redevelopment, named Village Place, is expected to revitalize the site at 101 U.S. Highway 1, North Palm Beach, FL. This ambitious project involves converting the currently underutilized space into a vibrant mixed-use development.

Set to be executed in three phases, Village Place will feature 947 multifamily units, 206 senior living residences, 222 hotel rooms, and 131,000 square feet dedicated to retail, along with 1.08 acres of open green space for community enjoyment. The redevelopment initiative gained momentum after NP Devland Holdings LLC acquired the 127,282-square-foot mall property for $19 million in April 2022.


This purchase price reflected a significant increase in value compared to its previous sale in August 2021 for $8.75 million.



In crafting Village Place, the developers are collaborating with architectural firms Gensler and 2GHO. The project, which is restricted to a maximum size of 1.58 million square feet, has encountered some local resistance due to concerns over increased residential density.


According to The Palm Beach Post, construction is not anticipated to commence before 2025. Village Place represents a major step in the redevelopment of this area in Palm Beach County.
