Sales have just launched at The Myles, a 22-residence condominium from Grid Group at 142 West 21st Street, right at the seam between Chelsea and Flatiron. Eighteen of the 22 homes hold four or five bedrooms, and the building is entering a market with almost nothing to compete against: Corcoran reported zero four-bedroom resale listings in Chelsea priced between $5 million and $7 million as of the second quarter of 2026. Multiple units at The Myles are already in contract at full asking price, following a quiet preview period before the official launch.

BKSK Architects designed the building in collaboration with Grid Group, drawing on Chelsea's masonry history for a 14-story facade of glazed terracotta, brick, bronze, metal and natural stone. Inside, the layouts vary deliberately, with different material and finish combinations from residence to residence rather than a single repeated plan, built around soaring ceilings, bespoke millwork in wood, metal and glass, dedicated home offices, fireplaces, laundry rooms and butler's pantries. Most homes open onto private balconies or terraces.

"It's rare to find this kind of scale and quality in a new development in this part of Manhattan," said Nicole Hechter, sales director of The Myles at Corcoran New Development. "The market is especially limited for buyers looking for a true four-bedroom home, and The Myles offers something increasingly difficult to find: generous proportions, exceptional construction, and thoughtful design at a boutique scale."

Pricing runs from $2.995 million for two-bedroom residences to $5.975 million for four-bedroom homes with dedicated offices, up through the Penthouse Collection starting at $12.5 million and topping out at $19 million for the crowning unit, a full-floor five-bedroom with its own heated spa pool and expansive terrace.

Building amenities include a 24-hour attended lobby, a skylit fitness and wellness center with an infrared sauna and Pilates reformer, a landscaped rooftop terrace with an outdoor kitchen, and private in-building parking available for purchase, alongside private storage included with every home.

"Grid Group is deeply involved in every stage of a project, from the first design conversation through completion," said Yiannes Einhorn, the firm's managing principal. "We don't believe luxury is simply about excess. It is about how everything comes together, how it is built, and how it feels when you walk through the door." The Myles joins Grid Group's existing Chelsea portfolio, which includes The Grid at 246 West 16th Street, the firm's headquarters building, along with 124 West 16th Street, 145 Central Park North, and 601 Baltic.
