The new Harbourside Residences reshaping Sydney's Darling Harbour

Sydney’s Darling Harbour is entering a bold new chapter with the launch of Harbourside Residences, a 48-story luxury tower rising as the centrepiece of Mirvac’s $2 billion precinct redevelopment. Replacing the long-standing Harbourside Shopping Centre, the project marks one of the largest urban renewal efforts in the city, reimagining the waterfront as a mixed-use community that seamlessly connects Pyrmont to the CBD.

Designed by internationally acclaimed architecture firms Snøhetta and Hassell, Harbourside Residences introduces a striking new landmark to the skyline, offering approximately 263 residences, from one-bedroom apartments to grand four-bedrooms and three signature penthouses.

Each home is positioned to take full advantage of uninterrupted views across Sydney Harbour, the celebrated Crown tower, and the distant Blue Mountains. The tower’s form and material palette reflect its waterfront setting, blending contemporary elegance with timeless design.

The residential experience is elevated further through an impressive suite of private amenities. Residents will have access to an outdoor infinity pool lined with cabanas, an indoor lap pool and spa, a wellness center with infrared saunas and steam rooms, and multiple landscaped terraces designed for yoga, pilates, and quiet relaxation. Additional features include a cinema, a private dining room with a chef’s kitchen, a two-level golf simulator lounge, and a resident-only sky lounge.

Sustainability is a central focus of the development, with Mirvac targeting a 6-Star Green Star rating. The building will be fully electric, powered in part by rooftop solar panels, and will incorporate over 6,000 square meters of green roofs.

Native landscaping, efficient water systems, and low-carbon materials are integrated throughout the project to reduce environmental impact and enhance long-term livability.

Public spaces are also a key component of the redevelopment. More than 10,000 square meters of revitalized public domain will include a new 3,500 square meter waterfront park, a widened promenade, upgraded pedestrian connections, and open gathering areas with art installations and cultural programming.

These additions aim to activate the precinct year-round while reinforcing the site’s role as a vibrant gateway between the harbor and the city.

Over 140 residences have already been sold, generating more than $700 million in pre-sales, with prices ranging from $1.7 million to upwards of $25 million for premium homes. Mirvac is also in talks with Japanese investors including Daiwa House and Sumitomo Forestry to bolster development amid fluctuating construction costs.

Construction is well underway, with completion expected in late 2027. Once finished, Harbourside Residences will not only redefine luxury living in Sydney but also set a new standard for integrated urban design—where architecture, sustainability, and lifestyle come together along one of Australia’s most iconic waterfronts.
