Silver Sands is a 14-story, 56-residence ultra-luxury boutique condominium planned for the 4.25-acre oceanfront site of the former Silver Sands Beach Resort at 301 Ocean Drive in Key Biscayne, which Terra and Fortune International Group acquired for $205 million in 2025, the largest land sale in Key Biscayne history. Designed by Touzet Studio and ODP Architecture & Design with landscape architecture by Raymond Jungles, the tropical-modern building draws on the historic Stiltsville houses of Biscayne Bay and leans heavily on climate resiliency, with rain gardens, bioswales, drainage wells and a cistern. Plans call for spacious residences with panoramic ocean views, a fine-dining restaurant, two pools, and a spa and fitness center. In October 2026 the developers secured a $220 million predevelopment loan from Blackstone Real Estate Debt Strategies, arranged by Walker & Dunlop, ahead of a preconstruction sales launch.
