Alida Residences

Alida Residences and the adjacent Tribute Portfolio by Marriott hotel form a roughly 350,000-square-foot transit-oriented development at 506 Datura Street, directly across from West Palm Beach's Brightline station. Developed by LD&D and IGEQ with capital partner FrontRange Capital Partners, the project broke ground on July 17, 2026 after a seven-year process that included assembling three parcels in 2019, a rezoning, a pandemic pause and a redesign. The two components are being built simultaneously as distinct properties rather than folded into a single structure, a decision the developers say allowed each to be designed for its own use. Alida Residences rises 21 stories with 181 luxury rental units spanning studios to three-bedrooms from 500 to more than 2,000 square feet, with unobstructed views in three directions and a 21st-floor pool deck that will be downtown's first true rooftop pool on a high-rise multifamily building, overlooking the Intracoastal, The Breakers and the Atlantic. It is the first high-rise multifamily project to break ground downtown since the Laurel, which leased at a record pace and posted some of the highest rents in Florida. The 112-key hotel marks Tribute Portfolio by Marriott's entry into West Palm Beach and the first hotel in the CityPlace neighborhood, surrounded by roughly five million square feet of office space and down the street from Vanderbilt University's future campus. A rezoning increased the site's floor area ratio from 2.75 to 6.5 in exchange for the hospitality component, allowing significantly more housing at the center of the city's transit growth. Both are expected to complete in 2028.
