Boca Raton Innovation Campus

The Boca Raton Innovation Campus, known as BRiC, is the 124-acre former IBM research and development headquarters at 5000 T-Rex Avenue in Boca Raton's Park at Broken Sound, a 1.7-million-square-foot Brutalist complex designed by Marcel Breuer and Robert Gatje in 1970, where IBM built its first personal computer. Related Ross acquired the campus on September 11, 2026 with financing from Ares Real Estate funds, its first Boca Raton holding after nearly three decades in West Palm Beach, and is operating it as an office and technology campus while advancing a phased, multi-year mixed-use plan. The 2023 entitlements secured by prior owner CP Group apply to the surrounding parking fields and allow up to 1,243 residential units, a 140-room hotel, 125,000 square feet of retail, 85,000 square feet of medical office and a 55,000-square-foot entertainment venue. Elkus Manfredi Architects' concept keeps Breuer's Y-shaped wings around the circular reflecting pool and lines Yamato Road with a row of new mid-rise office and residential buildings over a retail street, with solar-canopied parking structures between them, while the rectangular western buildings are slated for demolition. D-Wave Quantum is relocating its headquarters to BRiC from Palo Alto, with Florida Atlantic University installing a D-Wave Advantage2 system nearby; Fiserv is also taking space. The campus sits beside the Boca Raton Tri-Rail station and I-95 and is one of the city's largest employment centers. Related Ross's Build Together foundation initiative is expanding into Boca Raton alongside the acquisition.
