The plan calls for 913 residential units across apartments and condos, a hotel, and commercial space, with the tallest building reaching 17 stories and more than 180 feet — over four times the city's height limit on the island. The project advances under Florida's Live Local Act, the 2023 state law that allows developers to exceed local height and density limits when a share of units is set aside as affordable; at least 366 of Causeway Cove's units must remain affordable housing for 30 years. Because the development qualifies under the state statute, the Fort Pierce City Commission does not hold a vote on the project, which instead moves through planning review — a dynamic that has drawn community concern over traffic, density, and scale on the barrier island. Developed by G Flash G.P. Inc., the proposal was scheduled for discussion by the Fort Pierce Planning Board in July 2026, with the developer still required to submit traffic, environmental, and drainage impact studies. The existing marina, RV resort, and event venue occupy the site today.
