About the project

Coconut Road is a master-planned mixed-use development under construction at 23281 Lyden Drive in the Village of Estero, Florida, set along U.S. Highway 41 directly across from Coconut Point, a roughly 1.2-million-square-foot open-air retail destination with more than 125 stores. Developed by FRP Development Corp in partnership with Woodfield Development and master planned by Dover Kohl & Partners, the completed project is planned to include approximately 600 apartment homes, 80,000 square feet of retail, 20,000 square feet of office space and a boutique 190-room hotel, arranged as a walkable town center that brings residential, retail, office and hospitality uses together in one of Southwest Florida's fastest-growing communities. The first phase comprises roughly 296 apartments across three- and four-story residential buildings alongside 30,000 square feet of retail, designed by Humphreys & Partners Architects with interiors by ID & Design International, built by general contractor Brooks & Freund and backed by an $81.5 million construction loan from Santander Bank. Residents will have resort-style pools with private cabanas, outdoor grilling areas, club and entertainment spaces, a private dining room, a gaming lounge with a golf simulator and billiards table, coworking facilities, a fitness center and a sky lounge overlooking the community's central park. The site offers regional connectivity via U.S. 41 and Interstate 75 to Naples and Fort Myers, and marks FRP and Woodfield's latest collaboration following Riverside and .408 Jackson in Greenville, South Carolina, and Woven in the Village of West Greenville.
