Flow at Aventura Corporate Center

A pair of 32-story towers, rising to 367 feet, planned on the 8.6-acre Aventura Corporate Center along Biscayne Boulevard, adding 720 residences to a site that keeps its three existing office buildings in place. One tower would hold condominiums and the other rentals, both carrying the Flow residential brand, connected by a five-story podium with four levels of parking and ground-floor retail and amenities. Homes would range from roughly 550 to 1,494 square feet across one- to four-bedroom layouts, with a mix of 298 one-bedrooms, 271 two-bedrooms, 105 three-bedrooms, and 46 four-bedrooms. The plan folds in 20 units of workforce "hero housing" for city employees, first responders, and teachers, a shared fleet of 25 community cars and 50 bikes for residents, and a commitment to bar short-term rentals — an office-park-to-residential conversion of the kind reshaping Miami-Dade.
