Metro Parc South

Metro Parc South is a 10-story, 347-unit transit-oriented multifamily building rising at 954 and 934 East 25th Street in Hialeah, Florida, two blocks from the Tri-Rail and Metrorail Transfer Station. Developed by Coral Gables-based MG Developer under founder and chief executive Alirio Torrealba, it is the third and final phase of Metro Center, a roughly $600 million master plan that also includes the 559-unit Metro Parc and the 620-unit Metro Parc North and that will total close to 2.3 million square feet of rental residences and ground-floor retail when fully built out. Modis Architects of Miami designed the building and Coral Gables-based KAST Construction is the general contractor, with a $105 million construction loan from SCALE Lending, the debt arm of Slate Property Group, funding the work on the 1.1-acre site. The unit mix runs studios, one-bedrooms and two-bedrooms aimed at a workforce housing price point, an unusually deliberate positioning for new construction in Miami-Dade, and the transit-oriented development framework is what allows the density directly beside the rail hub. Metro Center is the largest private investment in Hialeah in decades and is reshaping a historically industrial stretch of one of South Florida's oldest cities into a walkable rail-anchored residential district.
