About the project

Ónix Delray Beach is a four-story boutique condominium of just 26 two- and three-bedroom residences rising at 318 SE 5th Avenue, three blocks from the heart of Atlantic Avenue in downtown Delray Beach. The roughly $50 million project takes its name and aesthetic cue from white onyx — a semi-precious stone prized for its soft iridescence and translucency — carried through the façade, lobby, and interior accents alongside fluted natural wood, glass balconies, and a contemporary palette of light tones and clean lines. Residences range from approximately 1,400 to 2,200 square feet across five floor plans (named for South Florida cities — Aventura, Boca Raton, Coral Gables, Palm Beach, and Delray Beach), with 10.5-foot ceilings, floor-to-ceiling impact windows and sliders, expansive glass-railed terraces, GE Monogram kitchens, and spa bathrooms with Porcelanosa tile. Architecture is by Arch 4 Design under principal Norberto Loianno, with interiors by Paris-based Tristan Auer — the celebrated French interior architect known for the Hotel de Crillon, Carlton Cannes, and Le Scribe Paris. Amenities include a pool with cabanas, summer kitchen, fire pit, clubroom, and fitness center, alongside roughly 5,000 square feet of ground-floor commercial space. Developed by 1112 Development Group (Mike Bokzam, Boca Raton-based) with general contractor Black Star Construction Group, and backed in part by Wellington-based investors August "Gussie" and Haley Busch, great-great-grandchildren of Anheuser-Busch co-founder Adolphus Busch. Vertical construction began in May 2025 with completion targeted for summer 2026.
