One Harbor Shore occupies Parcel H at Fan Pier, the last direct-waterfront building site in Boston's Seaport, set on the Harborwalk beside the Institute of Contemporary Art and the Fan Pier marina. Designed by CBT Architects and built by Turner Construction, the tower completes The Fallon Company's 21-acre Fan Pier master plan, which turned former surface parking lots into one of the city's most complete waterfront neighborhoods. Its 122 condominium residences range from one-bedroom homes to three-bedroom layouts and penthouses, with high ceilings, floor-to-ceiling glass, and private outdoor terraces facing the harbor, the marina, and the downtown skyline. A pale, gridded facade of stacked balconies and a landscaped rooftop crown give the building a residential, resort-like character distinct from the glass office towers around it, while a canopied motor court and double-height lobby anchor the street. The project targets LEED Gold certification, runs about 95 percent electric, and is designed to beat Boston's latest energy code by roughly 30 percent.
