About the project

One Lady Bird Lake is an 18-story, 298-residence waterfront tower rising at 151 South 1st Street on a 3.3-acre site at the southern shore of Austin's Lady Bird Lake — a parcel currently serving as the surface parking lot for the Hyatt Regency Austin. The project comprises 101 condominiums in the building's western wing closest to the lake shore and 197 rental apartments in the eastern wing, served by separate lobbies for the two ownership types, with units ranging from one to three bedrooms across approximately 494,000 square feet of multifamily program. The ground floor delivers 10,400 square feet of restaurant space across two waterfront restaurants and 3,200 square feet of retail, oriented to capture views of Lady Bird Lake and the downtown Austin skyline. Architecture is by New York-based Kohn Pedersen Fox (KPF) as architect of record, with interiors by Workshop/APD, landscape architecture by TBG Partners, and engineering by GarzaEMC. Developed by Related Texas — the Austin platform of New York-based Related Companies, led by Texas President Mike Iannacone — One Lady Bird Lake is part of Related's broader investment in Austin's South Central Waterfront District, which also includes the firm's nearby 500 South Congress PUD. The site plan was approved by the City of Austin on July 1, 2025; the project originally launched in 2022 as a 15-story Class-A office tower in partnership with Austin-based Christopher Investment Company before redesigning to its current residential program in 2023 amid Austin's elevated office vacancy. Move-ins are scheduled to begin in early 2028.
