Paragon LIC is a 23-story, 262-foot, 182-unit waterfront condominium at 45-40 Vernon Boulevard in Long Island City, Queens, developed by ZD Jasper with architecture by Archimaera and interiors by MAWD, and marketed by SERHANT. The 192,500-square-foot tower rises 80 feet behind a restored 1930s paint factory, with copper-toned projecting frames and a glass-clad crown of vertical bronze fins, and includes ground-floor retail and a public waterfront park. Residences run from studios to four bedrooms with ceilings up to 12 feet, triple-paned floor-to-ceiling windows, marble kitchen countertops and in-unit washers and dryers. Amenities include a 24-hour attended lobby, a 20th-floor Sky Lounge, a landscaped rooftop terrace with pergolas and grilling stations, a fitness center with a fifth-floor outdoor fitness and yoga terrace, a private pickleball court, a golf simulator, a karaoke room, a children's play zone and a co-working lounge with billiards. Facade installation is complete and occupancy is anticipated to begin in fall 2026.
