Ponce 8

Ponce 8 is a 16-story, 201-residence tower rising near Coral Gables' historic Douglas Entrance at 3808 SW Eighth Street, and the city's first project delivered under Florida's Live Local Act. Developed by Shoma Group and designed by PPKS Architects, the Mediterranean-inspired mixed-use building sets aside roughly 40 percent of its homes as attainable workforce housing for households earning up to 120 percent of area median income, and adds about 18,000 square feet of ground-floor commercial space. The project pairs the Live Local Act's density and floor-area incentives with Coral Gables' Mediterranean Bonus, which grants two additional stories in exchange for the city's signature Mediterranean Revival design.
