Ponce 8 is a 16-story mixed-income rental tower rising near Coral Gables' historic Douglas Entrance in the North Gables district. Developed by Miami-based Shoma Group and designed by PPKS Architects, it is Coral Gables' first project to use Florida's Live Local Act, setting aside roughly 40 percent of its 201 apartments as workforce housing. The building pairs its residences with about 18,000 square feet of ground-floor commercial space intended for cafes, shops, and neighborhood services, bringing attainable urban rentals to one of Miami-Dade's most established municipalities.
