RiverGate Redevelopment

RiverGate Redevelopment is a 57-acre, roughly $450 million transformation of the former RiverGate Mall at 1000 Rivergate Parkway in Goodlettsville, Tennessee, the enclosed regional center that anchored North Nashville, Madison and Goodlettsville shopping for more than half a century before closing. Cincinnati-based design-build developer Merus, formerly Al. Neyer, acquired the property for $33 million and is replacing the single-use mall and its surface parking with a walkable, gridded district of new public streets, utilities and pedestrian infrastructure. Master planned with Nashville's Smith Gee Studio, the program layers about 710 market-rate apartments, 127 townhomes and 80 independent senior living residences over more than 130,000 square feet of neighborhood-serving retail and dining, a 120-key hotel, roughly 20,000 square feet of medical and office space, and a central green and plaza built for community programming. Merus has dedicated land to support future rapid bus transit, tying the district into Metro Nashville's regional transit plans, and the project is being delivered in phases as demolition of the mall gives way to infrastructure and vertical construction. For Goodlettsville and Davidson County it is the largest suburban retrofit in the corridor, a test case for converting a dead mall into a mixed-income, mixed-use neighborhood center.
