Taj Mount Kusur Resort & Villas marks the Taj brand's entry into branded residential villas, developed by Amavi by Clarks in partnership with the Indian Hotels Company Limited on a 34-acre estate set on a plateau more than 2,000 feet above sea level in the Western Ghats. The masterplan devotes roughly 16 acres to 32 individually sited villas and pairs them with a 100-key Taj resort, so residents live inside a serviced hospitality environment rather than a conventional gated colony. Architecture takes a contemporary barn-style vocabulary — long pitched roofs, deep verandas and stone-and-timber materiality — chosen to sit quietly against the escarpment and monsoon-green ridgelines. Villas come in three formats: the four-bedroom Eden on plots of 10,000 to 13,000 square feet, the single-level four-bedroom Haven on plots up to 20,000 square feet, and the five-bedroom Solace, which adds a chalet machan raised into the tree canopy. At the centre of the estate lies a two-acre park composed on wabi-sabi principles, an intentionally imperfect landscape of native planting, water and stone that serves as the community's shared living room.
