Taj Mount Kusur Resort & Villas marks the Taj brand's entry into branded residential villas, developed by Amavi by Clarks in partnership with the Indian Hotels Company Limited on a 34-acre estate set on a plateau more than 2,000 feet above sea level in the Western Ghats. The masterplan devotes roughly 16 acres to 32 individually sited villas and pairs them with a 100-key Taj resort, so residents live inside a serviced hospitality environment rather than a conventional gated colony. Architecture takes a contemporary barn-style vocabulary of long pitched roofs, deep verandas, expansive glass facades and stone-and-timber materiality, chosen to sit quietly against the escarpment and monsoon-green ridgelines. Villas come in three formats: the four-bedroom Eden on plots of 10,000 to 13,000 square feet, the single-level four-bedroom Haven on plots up to 20,000 square feet, and the five-bedroom Solace, which adds a chalet machan raised into the tree canopy. At the centre of the estate lies a two-acre Wabi-Sabi Central Park with a Miyawaki forest, nature trails, zen gardens, stargazing decks and golf putting greens, an intentionally imperfect landscape that serves as the community's shared living room. Villas are offered through a lease-back programme integrated into the resort inventory, and residents draw on Taj concierge, housekeeping and maintenance, gourmet dining, wellness and spa facilities, and membership of Club Amavi.
