Designed with efficient 25,000-square-foot floor plates, a rooftop terrace, a fitness center, conference and media facilities, and a ground-floor fine-dining venue of about 10,000 square feet, the trophy building is served by a six-level parking garage with roughly 838 spaces and electric-vehicle charging. Marketed as the only new Class AA office product under development in Palm Beach Gardens, The Modern targets relocating financial, legal, and private-equity firms drawn to Palm Beach County in the broader Wall Street South migration, offering a rare turnkey headquarters option in one of South Florida's fastest-growing business submarkets.
