About the project

The Spruce is an eight-story, 270-unit mixed-income apartment building delivered by Affiliated Development at 2501 Spruce Avenue, occupying a 1.41-acre block between 24th and 25th Streets in the heart of West Palm Beach's Northwood Village. The mid-rise opens with one-, two-, and three-bedroom apartments, 117 of which are reserved as income-restricted housing: 109 workforce units priced for residents earning 80 to 140 percent of area median income, and 8 affordable units reserved for those at 60 percent AMI or below. The remaining 153 apartments lease at market rate. The building is anchored by a rooftop pool atop the parking garage with unobstructed views of the Atlantic Ocean and the downtown West Palm Beach skyline, alongside a resident dog park and 2,330 square feet of ground-floor retail intended to bring foot traffic to Northwood Village's existing dining, boutique, and nightlife corridor. Designed by A+R — the in-house architecture firm of West Palm Beach-based general contractor Verdex Construction — with renderings by Milwaukee-based multifamily specialist Rinka+, The Spruce emerged from a multi-year public-private collaboration with the West Palm Beach Community Redevelopment Agency and the City of West Palm Beach, both of which awarded the project funding incentives and tax-increment financing in spring 2023 to bridge the affordable-housing funding gap. The project broke ground in August 2024 and opened for leasing in early 2026. Affiliated Development, the Fort Lauderdale-based firm founded by Nick Rojo and Jeff Burns and also behind The Grand in West Palm Beach and The Pierce in Boynton Beach, designed The Spruce to deliver enough new daytime and evening residents to support Northwood Village's locally-owned businesses.
