Every project we track carries its status, its firms, its dated milestones and the sources behind them, and our reporting, the map, the Atlas and TMW Intelligence all read from that one record.
The future ledger
Residential towers, hotels and resorts, mixed-use districts, offices, clubs and golf, across Florida, New York, Tennessee, the Caribbean, the Rockies and a growing list of global markets. We follow each project from its announcement to the day it opens, and we keep following it after.
Most real estate data looks backward at what already sold. We focus on what is coming: when it will really arrive, who is building it, and what that means for the ground around it.
Dated to when it happened, linked to where we learned it
Every project moves through five stages, and a project only moves when a source says so:
Milestones (financing, groundbreaking, going vertical, topping out, sales and openings) are dated to when they actually happened, not when we logged them, and each one links to its source. When sources disagree, the stronger source wins:
The design studio or architect
The firm that drew the building, on its own record.
Developer, brand or government
Press releases, sales sites, permits and filings.
Established real estate press
Reported coverage with named sources.
Aggregators
Used to find a lead, never to settle one on their own.
A project page shows the date it was last verified. Our tracker re-checks projects on a rolling schedule, and a change that a weaker source cannot confirm waits for review instead of overwriting the record.
Estimates, clearly labeled
Where we estimate, we say so. Time to completion is modeled from comparable completed projects in our own database, and each estimate shows its comparables and a confidence level. Projected pricing, supply pressure and verdicts are analysis, not developer commitments, and they update as the record changes.
Tell us when we are wrong
If a date, a figure or a firm is wrong, email [email protected] with a source. We correct the record, and the project's history keeps the change so readers can see what moved and when.
