The Residences at 1428 Brickell is taking shape in Miami. The 70-story luxury condominium tower from developer Ytech has risen to Level 25, and with it, the building's signature move is coming into view: the sculptural curves that will sweep over Brickell Avenue are beginning to form, an early but striking preview of the silhouette that will define the tower once it tops out at 861 feet.

Last September, Ytech completed the tower's foundation in what became the largest mat foundation pour ever executed in Brickell, a continuous 33-hour operation, managed by Coastal Construction, that placed roughly 13,000 cubic yards of concrete and 2,700 tons of reinforcing steel, sustained by more than 1,300 truck deliveries and five placing booms working in tandem.

Ytech received a $565 million construction financing loan from J.P. Morgan and Sculptor Real Estate. J.P. Morgan provided financing as the senior lender, with Sculptor Real Estate as the junior lender for the development.

With that foundation anchoring the superstructure, the vertical climb is now well underway, and the emerging curves mark the point where the building begins to look like its renderings.

Designed by Arquitectonica, the tower pairs a flowing, wind-inspired façade with a genuinely distinctive sustainability feature: a "Solar Backbone" of roughly 500 photovoltaic-integrated windows spanning nearly 20,000 square feet along the west-facing façade, engineered to generate about 175,000 kWh of clean energy a year, offsetting an estimated 4,700 tons of CO₂ and 3,000 barrels of oil annually.

Inside, the collection numbers just 195 two- to four-bedroom homes across the 70-story tower, with layouts spanning 1,800 to 4,000 square feet, proportions that read closer to a single-family home than a typical city condominium. Every residence faces east toward Biscayne Bay, and floor-to-ceiling glass and generous ceiling heights carry that light and water view deep into the interiors, while the building's curved form gives many of the homes rounded glass frontages and terraces that follow the sweep of the façade over Brickell Avenue. Interiors are by Milan-based ACPV ARCHITECTS Antonio Citterio Patricia Viel, with landscape design by ArquitectonicaGEO. Residents will have access to a wellness club with a 10,000 square foot spa and gym built around relaxation and well-being.

The Penthouse crowns the climb, a single two-story residence of 11,052 square feet where the façade completes its 861-foot sweep. Five bedrooms and seven bathrooms are split across the two levels, served by a private in-residence elevator, a walk-in wine cellar, and staff quarters on each floor, with a full-width terrace on both levels looking east over Biscayne Bay from roughly 800 feet up. In a tower built around the sun, even the floor plan answers to it: ACPV ran the layouts through solar studies tracking light through the seasons, then organized the daytime rooms and the bedrooms across the two floors accordingly.

The great room rises 30 feet behind double-height window walls, organized around a sculptural oval staircase designed by Antonio Citterio. Movable walls let the dining room and the Vaselli-carved stone kitchen open into a single banquet floor or close down for an intimate dinner, with a second Arclinea chef's kitchen working behind the scenes.

The finishes reflect the ACPV team's Milanese sensibility. Kitchens are outfitted with Italian-made Arclinea cabinetry, Rimadesio glass enclosures, and Gaggenau appliances, while the interior architecture emphasizes proportion, natural materials, and restraint over ornament. The result is a set of homes designed to feel considered rather than decorated, with the same clarity Antonio Citterio and Patricia Viel bring to their work across Europe and Asia.

The Residences at 1428 Brickell sits directly on Brickell Avenue in the heart of Miami's financial district, within walking distance of the neighborhood's restaurants, cultural venues, parks, and shopping, on a stretch of coastline that has become one of the most sought-after urban addresses in the country. The project is also designed to be entirely private: the amenities and circulation are reserved for residents and their guests, with no hotel component and no outside memberships, a distinction that sets it apart from many of Brickell's mixed-use towers.

The construction momentum is matched on the sales side. The tower is now more than 70% sold, with a significant share of buyers coming from the Northeast, particularly New York, alongside strong interest from local Miamians. That mix reflects a broader pattern along Brickell, where out-of-state buyers relocating to South Florida continue to drive demand for new luxury products, and where a limited-collection tower of just 195 residences carries a scarcity that resonates with both transplant and hometown buyers.

Led by CEO Yamal Yidios, Ytech has positioned 1428 Brickell as a new benchmark for the corridor, as much for its solar-integrated engineering as for its address.
