CA South officially breaks ground on The Modernest in Nashville

CA South has officially broken ground on The Modernest Gulch View, a new five-story condominium project at 1107 8th Avenue South in Nashville’s 8th Avenue Corridor.
The development will introduce 131 design-forward residences, ranging from one- to three-bedroom units as well as live-work layouts, with sizes between 720 and 1,650 square feet. Each residence will be short-term rental eligible, offering buyers the flexibility to rent out their units, and generate income when away.
Residents will enjoy a mix of lifestyle-driven amenities including a resort-style pool, pickleball court, fitness center with sauna and cold plunge, co-working spaces, a coffee shop, and a welcoming lobby. Indoor parking and two ground-level live-work units will further activate the streetscape.
The project’s design is being led by Comma Design Works of Nashville, with Los Angeles–based Studio APA serving as design architect.
Positioned at the crossroads of the Gulch, Music Row, Vanderbilt, and Wedgewood-Houston, The Modernest Gulch View underscores CA South’s role in shaping Nashville’s urban fabric with projects that combine modern design, rich amenities, and strategic connectivity.
